As both Landlord and Factor (Leasing Agent) I handle properties that are leased on a Short Assured Tenancy Basis under the Housing (Scotland) Act 1988. Presently on the Cowal Peninsula of Argyll (in and around Dunoon) and in Inverclyde (Greenock, Gourock and Port Glasgow).

SCALE OF CHARGES Our fees and charges for acting as property leasing agents are outlined as follows:

1/

Advertising for prospective tenants in newspaper or other medium - £ At cost.

2/

(a) Inspection of property, reporting to you and taking your instructions with regard to letting suitability and our estimate of rental value.

(b) Taking up prospective tenants references (if required)

(c) Drawing up of Lease and all associated forms and notices.

(c) Taking Inventory of movable assets and Landlords fixtures and fittings.

(d) Collection, retention and administration of any security deposit.

(e) Ensuring telephone, gas, electricity companies and Council Tax are informed of tenancy changes.

All for 24% (per cent) of the first months gross rental income before any other deductions for the first and each subsequent tenancy created.

(a) Administration and collection of rent, recording and periodic reporting.

(b) Liaising with the local authority if they should become involved with the paying of housing benefit for all or any part of the rental payments.

(c) Payments of Council Tax, Water and Sewerage Rates for any period of unoccupancy (payments normally deducted from rental income).

(d) Visiting the rental property on a periodic basis to inspect its condition and reporting to you of any anomalies that may be discovered.

(e) Making due payments into your bank account by way of electronic transfer or by other prearranged format on a regular basis (payments are normally cleared to your bank account within five working days of receipt).

All for 12% (plus any bank charges or fees) of the gross rental income before any other deduction.
